The implementation of projects in the field of modern real estate is a key business activity for Smart Urban Solutions. In the framework of the comprehensive reconstruction of Troyitska Square in Kyiv, a project to establish Troyitskyi multi-functional business cluster is being developed. The project is managed by Eugene LLC. The developer under the project is Power Build Development LLC.

An important business element of the cluster will be a business centre that will be built along Zhylianska Street adjacent to the square. Its total area will be 40 – 45 thousand square meters, and it will be able to accommodate over five thousand office workers.

The object was designed according to the standards of the international office space classification, AA+ class, and fully meets all the modern requirements of its potential tenants. The business centre will tentatively be a 21-storey building with its own developed infrastructure, including conference rooms, an underground parking space, a unique restaurant with a panoramic terrace, and a fitness club. The centre will be well integrated into Olimpiiska metro station, at the intersection of surface public transport, and close to the main transport hubs and business center of the capital city.

The Business Centre project takes into account the world’s latest trends in architecture. An innovative facility with an eco-friendly and energy efficient design is being elaborated by the best contemporary architects. The BC will become one of the capital’s landmarks and will set a new quality and esthetical standard for up-to-date Kyiv real estate look.

Investments in the project are estimated at more than USD 60 million. The expected commissioning date is 2024 - 2026.

The operator of the business centre will be a professional company.

Another office real estate facility within the cluster will be a 5-storey co-working space adjacent to Park Inn by Radisson Kyiv Troyitska Hotel. The project involves the creation of an open-plan office space provided with the appropriate infrastructure and offering a workplace or a meeting room for rent. This format will be convenient for freelancers and employees of small companies.

The rentable  area of ​​the co-working will be 2,200 square meters. The project is implemented by Prodkhimindustriya LLC, that is a company of the Group.

Smart Urban Solutions is one of the largest players in the capital’s hotel real estate market. The Company owns 4* Park Inn by Radisson Kyiv Troyitska Hotel located on Troyitska Square. The hotel is managed by Prodkhimindustriya LLC, a member of the Group, together with the world’s largest hotel business operator Radisson Hotel Group.

The hotel building was purchased from the state in the framework of a privatization auction. The hotel was renovated in accordance with the investment requirements of the State Property Fund of Ukraine. More than UAH 350 million was invested in the renovation of the 23-storey building. As a result, the hotel now offers 196 rooms equipped with key amenities and featuring colourful and modern interior designs. The hotel has a lounge area and a terrace, a fitness room, as well as five rooms for events and negotiations.

The underground part of Troyitska Square accommodates a public catering and entertainment space. Its total area is 10,200 square meters and usable area is over 4,500 square meters. The food hall will accommodate 46 restaurants that will offer a variety of cuisines from around the world.
